Love staying here! This was our 4th time of staying at the Spring Street Overlook and it never fails to meet our expectations! I would highly recommend to all!!!

Spring Street Overlook - AMAZING!!

We go to Eureka Springs every year for the weekend of the St. Patrick's Day Parade. It also serves to celebrate my birthday and our anniversary. Every year we try to stay at a different location. This year, I think we found a regular for this weekend. The room was amazing! Furnishings, construction, decor, everything was great! And the balcony, it was just right for watching the parade, passing out beads to spectators, and just chilling out in the evening with a drink and great company. The proprietors are great folks and very helpful. Check-in and out was a breeze and private parking within walking distance of your room (make sure your car is mid-sized at max). The only "bad" part were the 80# pillows (memory foam), but that's easy to get around. Overall, 100% will be booking for next year and many more after!!

Location and Comfort

The location is fantastic—just a short walk on the main strip with restaurants and boutique shopping. The bed was super comfortable, and I didn’t even mind that it wasn’t a king-sized bed. The blackout curtains on the windows were outstanding, but the balcony door desperately needs the same treatment, as light easily comes through. More concerning, the outer doorknob on the balcony door falls off far too easily. We nearly got stranded outside, and it could have been a real safety issue. That aside, it’s a great place to stay—convenient, comfortable, and well-situated. With a few small fixes, it would be perfect!

Relaxing Anniversary Getaway

The suite was very clean, the bed was comfortable and had a great balcony overlooking Spring St. We stayed in mid-January after an unusually cold and snowy week. Some of the roads still had ice and our parking area was pretty slick. We had to be careful getting in and out of our vehicle. The windows are single pane but the heavy room darkening curtains helped keep the cold out. They do need to replace the paper window shade on the door going to the balcony and the doorknob needs to be fixed. We thought our shower did not work the first morning but after calling our host about it, she said you have to pull out very hard and then turn left or right for the temperature, so be aware of that issue. The water was hot and did not run out. There is a mini-fridge with freezer that had full ice trays, so having ice was a nice surprise. I do wish it had a microwave. There were several times we would have brought left-overs back to the room if there was a way to heat them up. There are a few cosmetic things that need to be upgraded but overall we enjoyed staying here. It helped that the other suite was empty for the weekend so we had the whole top floor to ourselves.
